Planning Board -- June 13, 2006

Absent: a representative
from the Marlow Selectmen
The meeting was called to
order at 7:05. The minutes from May 9, 2006 were read and unanimously approved
as typed.
Communications Directed
to the Board:
- Joe Feuer e-mailed Ken Kozyra
asking about the construction status of the U.S. Cellular tower on Marlow Hill.
He received a response reporting that construction had been delayed this spring
because of all the rain. They intend to wait until fall to begin building the
tower.
- The state licensing board notified
the Marlow Planning Board that they had inspected and licensed “Aaron’s
Specialties” on Route 10.
Reports from
Committees/Officials:
- The Marlow Selectmen sent a copy of
expenses assigned to the Planning Board for this year, which included dues for
the Municipal Board. The secretary agreed to contact Jacqui Fay about that
assignment, as members felt it shouldn’t be charged to the Planning Board.
Unfinished Business:
- The Planning Board secretary was
also asked to see that a minor correction was made to future copies of the new
Marlow Zoning and Ordinance Book.
Other Business:
- The Planning Board discussed Mr.
Mike Carlin’s plans to purchase 120 acres on the end of the Mansfield Road
(Map 408, Lot 19). He would like to build on the property and upgrade the road
from a Class VI to a Class V. The Board discussed the procedure for obtaining
the town’s approval for that plan -- by way of a vote at the town meeting.
- The Board also discussed
someone’s plans to buy and build on a 4-acre piece of property at the junction
of Rte. 123A and Rte. 10. The property is a shallow lot, close to wetlands. Any
building permit would be subject to setbacks, a perk test and an approved septic
system design.
- Jason Little was present to propose
taking the Marlow Land Use Study to “the next level.” He discussed the
study’s clear indication that most Marlow residents were not in favor of large
scale development. He suggested that the board should develop protective
ordinances now rather than wait until they were faced with a problematic
situation. He offered to research what ordinances other towns had developed and
then work with the Board on writing our own.
The meeting was adjourned at
8:28 p.m. There will be no Planning Board meetings in July or August, unless
specially called for by the Chairman. The next regular meeting of the Marlow
Planning Board will be on Tuesday, September 12, 2006, at 7:00 p.m.
