Marlow Planning Board - December 14, 2004 / Unapproved minutes of meeting  

Present: Joseph Feuer, Trish Rogan, Deb Monte, Bonnie Hazelton, and Ray Despres    

Absent: Carl McConnell and Deborah Washburn

The meeting was called to order at 7:10. The minutes from November 9, 2004 were read and unanimously approved as typed.

Old Business

Mr. Feuer reported that at the November 23rd meeting of the Marlow ZBA, John and Martha Walsh’s application for an equitable waiver of dimensional requirements was denied by the Marlow Zoning Board of Adjustment.

Deb Monte reported on the status of a cellular tower to be placed on Marlow Hill - the next step would be to bring it before the town meeting in March.

Liz Davis, Jen Brown, Rhondi Mahoney and Dave Vesco were all present to discuss some revisions they’d made to the drafts of proposed Articles designed to improve animal control and animal care in Marlow. It was determined that a public hearing should be held (on January 11, 2005) in regard to the articles related directly to Marlow’s Zoning Ordinance and Building Regulations. The citizens’ group would present their article(s) directly to the Marlow Selectmen to be included in the town’s warrant.

New Business

Travis Royce of Landmark Land Services was present to discuss plans for a property line adjustment on two pieces of property presently owned by Gil Bailey. The lots are located on Rte 10 and identified as Lot 28-002 and 28-003, from Map 412. Mr. Bailey wishes to adjust the lot line, increasing Lot 28-002 from 23 acres to 27.1 acres, and decreasing Lot 28-003 from 25.1 acres to 21 acres. Mr. Bailey’s home is on Lot 28-002. The Planning Board reviewed the maps and discussion followed on the status of these properties in regard to Current Use. Since the proposed property line adjustment doesn’t involve creation of a new lot, or affect any abutting properties, there is no need for a public hearing. The Board determined there was no problem with the plan, and requested that Mr. Royce bring the mylar and copies of the revised map to the next regular meeting of the Planning Board.

The meeting was adjourned at 8:55 p.m.

The next regular meeting of the Marlow Planning Board will be on Tuesday, January 11, 2005, immediately following the public hearing scheduled for 7:00 p.m.
